Hi, Don Wede with Heartland Funding Inc. It is January 5, 2022. I’m in Collinsville, Illinois, right now. Went to go look at a property. Check this out, though. Look at that big thing of ketchup. Isn’t that’s something? But went to look at a property someone had called me up on. They didn’t remember who referred them to us, but somebody had referred our company to them to buy this distressed house. When I got there, there was a notice on the window, “The property be lost for back taxes come February 16, 2022.” So, we’re going to have to get on this really quick, if we’re going to be able to help this guy out.
First thing we’re going to have to do is find out what the quality it’s going to take to pay off the back taxes before we can even make an offer. It’s all boarded up. It’s probably one of the strangest properties I’ve ran into. Probably should drive up there and show it to you on this video. But it’s odd. There’s one main building, but there’s two electric boxes on it. So it must be a duplex. And then there’s like a garage. And behind the garage, there’s a long building that has three different units in it. There’s three electrical boxes. So, really strange property, really disrepair. I don’t know if we’re going to be able to do anything for the guy or not. We’ll try. I’ll put it under contract and then flip. Try to see if I have any local private investors that are interested in taking on a project. The right price, if it’s got that many units. It’s got five units. I mean, that’s a lot of income coming in, once you get thing fixed up. But that’s what we do.
