Hey, I’m in Auburn Illinois today. Look at the remnants of Hurricane Beryl. That’s what we’re getting all this rain from, believe it or not, even though it was in the Gulf, here in Illinois, in North Central Illinois, or actually this is more Central Illinois. I take that back. We’re just south of Springfield right now. We’re getting heavy rains all day long from Hurricane Beryl. So of course, nothing like the devastation that played havoc on the Caribbean, Caribbean, however you want to say it, Texas, Mexico, and all the ensuing states that came up through. But we’re getting rain today.
Hey, just want to touch base with you. I’m here looking at two houses, one I just took a look at in Springfield, Illinois. Unfortunately, it’s a hoarder’s house. Nice little two bedroom in a nice little area, but the lady passed away. It’s an inherited property. It’s in probate. And the executor/administrator reached out to us to buy the property. I’m going to put an offer in on it. But my goodness, talk about one of those houses you’ll never forget. Unfortunately, just the stench of being in there for five minutes, six minutes, hard to get off you sometimes. But we buy houses any kind of conditions, so I will make them an offer on the property.
Now, I’m down here in, excuse me, in Auburn Illinois, nice little “suburb” of Springfield, about 15 minutes south of Springfield. This is a different story. This is a three-bedroom, two-bath, nice house and nice neighborhood. It’s probably worth about 180 to 190, maybe even $200,000 fixed up. So I’m going to go take a look at this here. Actually, going to take a look with a friend of mine that does some of our property assessments. He’s from the Decatur area, so we sometimes look at properties together in Decatur and Springfield and surrounding Central Illinois. So it’s always probably better to get two sets eyes on a property than just one.
