Don Wede: Hi, this is Don Wede with Heartland Funding Incorporated. It is March the sixth, 2020. I’m in front of the Quad City Airport here [inaudible 00:00:14] over in the Quad Cities today. I just came from Davenport, Iowa. That’s where I was doing probate work today for Heartland Funding Inc. That’s our company. 1 800-255-8250. Website is www.heartlandbuyshouses.com. Did some probate work today. We are big into buying inherited houses. Went over there to look at the court house records. When somebody passes and it’s a probate case, they open up a probate file where if they have real estate, it can be disposed of in the proper fashion.
Iowa’s a little bit different than Illinois, but we do buy in all the Quad Cities. Bettendorf, Davenport, Rock Island, Moline, East Moline. So active participates over at the probate court. Found some records. What we’ll do next is send them a sequence of postcards and letters. We will do also a little phone follow up to see if maybe somebody would like to sell that distressed property out of probate. Also we actively work with realtors if it’s a deal that we can’t perform the way that they would like. If it’s what we call retail deal, I typically sub those out to realtors. I’ll give them a referral.
Little chilly here today. See, I got the jacket on, but it is March, so things will be warming up. Heartland tries to solve real estate problems. We’re just not strictly a house purchasing company that go aheads and turns those over to our private investor for fix and flips or fix and rents. We try to give solutions that make the best sense for the people that come to us, that reach out and have a problem.
